Landlord responsibilities
Under the Minimum Energy Efficiency Standards (MEES) Regulations, landlords are obligated to ensure their properties possess a valid Energy Performance Certificate (EPC) with a rating of E or better, or hold a registered exemption.
Tenants can seek consent from landlords to carry out energy efficiency improvements specified in their tenancy agreement, and landlords cannot unreasonably withhold consent.
The cost of improvements for F or G rated properties is capped at £3500, but landlords may exceed this if desired.
EPCs, valid for 10 years, outline energy efficiency recommendations such as loft and cavity wall insulation, boiler upgrades, and installation of energy-efficient lighting. Older EPCs may not accurately reflect property upgrades, and landlords should consider renewing them. The EPC Register provides access to EPC ratings and local assessors.
